Choose your county to open its official property appraiser website. Use the county record to check the matched property, parcel, property-use description and the county’s value labels. These are government sources; WPPI is independent software and is not a county office.
Researching leads across Florida? WPPI brings available county-record context beside the CRM you already use, then automatically copies a summary for manual paste into an editable notes field. See the real WPPI workflow or try your own addresses free for 14 days.

Pennsylvania coverage by platform
County coverage differs between Windows and the Intel Mac preview. Review the Windows county list and Mac county list below before choosing your plan.
Try the workflow in your territory
Download, install and open WPPI for Windows or the current Intel Mac preview. The 14-day trial starts automatically, with no email, Device ID or license import. Check property identity and review the official record whenever a lookup needs extra steps. Your trial is free for fourteen days and does not create a paid subscription.
CURRENT WINDOWS RELEASE
Windows 144.0.0.54: 15 Pennsylvania integrations
Windows 144.0.0.54 includes 67 Florida + 15 Pennsylvania integrations. Address, municipality, parcel, property-class and unit restrictions still apply.

CURRENT MAC PREVIEW
Mac Pennsylvania coverage
The published Mac preview, 0.1.27, has 32 qualified Pennsylvania county engines alongside 67 Florida engines. Qualification uses representative live lookups and saved-card reopening checks within each adapter’s supported address and property scope; it does not guarantee every address.

Recent additions include Lawrence, Lebanon, Clarion, Bedford, Beaver and Butler. Unknown construction years and valuations without a clear county basis remain blank. Assessed and market values retain their county labels.
All 67 Pennsylvania counties appear in the local app’s source directory; 35 still require manual research or have source or access limits. A directory listing is not automated coverage. Erie owner lookup remains unavailable: the statewide sources checked have not supplied usable current owner records.
Further Pennsylvania expansion is paused. Mac 0.1.27 is now the public Mac download. Windows coverage is listed separately above. Check the available Mac release before installing.
MANUFACTURED / MOBILE HOMES
Verify the home, not just the park.
Windows 144.0.0.54 and Mac 0.1.27 remove the blanket manufactured-home coverage block. An address with a lot, space, site or trailer number still needs an official record that identifies that exact individual home. A park or landowner, aggregate park value, neighboring unit or common-building year cannot substitute for the home’s facts.
Manufactured-home support depends on the county source and the exact property. A county integration is not a promise that every manufactured home can be resolved. Unsupported or ambiguous records remain unverified, with missing facts left blank. These safeguards concern manufactured/mobile homes; they do not establish multifamily-building or apartment coverage.
